What Do the Stillwaters Annual HOA Dues Pay For?
- Regular lawn maintenance of common areas and the change of season gardening at the Stillwaters entrance
- Weed control, over seeding, and fertilizing of the grasses in the common areas
- Shrub and tree maintenance including fertilizing, shaping, and trimming
- Clearing the brush on the back of the dam 5 to 6 times a year
- Water and sewer for the shrubs and grass in the HOA Common Areas
- General maintenance - water leaks, sewer repairs, correction of drainage problems, electrical repairs, any required painting, hard surface power washing - the brick entrance walls.
- Beaver Control - trapping and removal of 34+ beavers by a Georgia DNR Licensed Beaver Trapper
- Annual inspection of the lake, dam, the syphon systems, and the spillway
- HOA Insurance Policies
- HOA property taxes
- The cost to print Newsletters, copies of the Covenants, Announcement Flyers, the HOA Directory, the Cobb County Common Violations brochure reprint, and any needed signage
- Office supplies and postage
- Any expenses related to events held by the HOA - the Neighborhood Picnic, the Annual Meeting, and additional activities as they are added.
- The required yearly government reporting, filings, updates and fees
- Annual HOA Atlanta Business License
- The maintenance and the upgrading of the Stillwaters entrance flood lights to LED lighting to reduce electricity costs and provide better illumination of the Stillwaters entrance
- Stillwaters HOA Attorney Fees
- And, we are trying to build-up our Cash Reserves to enable the HOA to keep our Annual Dues at a reasonable level and to avoid Special Assessments
And like your household, the HOA’s expenses continue to increase each year in spite of the Board’s continual efforts to contain costs. This is why we need everyone in Stillwaters to pay their share of the community’s expenses
